Comprehensive Plan, Zoning Code, and Maps
The Coburg Zoning Code (Ordinance A-200G) is intended to implement the Coburg Comprehensive Plan (Ordinance A-199) which describes the long-range vision for our community. The Zoning Code also incorporates related land use plans in order to protect the health, safety and general welfare of citizens and businesses. The boundaries of the base zones, overlay zones are shown on the official zoning maps. Other refinement plans, such as the Transportation System Plan or Parks and Open Space Master Plan provide more detail about a certain aspects of Planning.
Zoning Regulations and Land Use Application Types
There are several types of zoning regulations that may affect a property. You will need to research all of these regulations to determine what is allowed on your property. In general, an area with base zoning or overlay is subject to the regulations of each. Where certain action such as a partition is requested, the partitioning regulations must also be met. Contact the Planning Department to help you through the requirements of your proposal.
The Planning Department administers the zoning code that City Council has adopted. The Zoning Code is designed to implement City, regional, state and some federal regulations.
All land use and development permit applications and approvals, except building permits, follow an application procedure “type” which governs the decision-making process for that permit or approval. There are four types of permit/approval procedures: Type I, II, III, and IV.
